Long before certification programs existed, many vacation rental owners faced a common challenge. Exceptional homes were often displayed alongside properties with vastly different levels of maintenance, cleanliness, and long-term care. Guests had little way to distinguish between them, and owners who consistently invested in quality received little recognition for doing so. Drawing upon decades of hands-on experience designing, building, owning, and managing vacation rental properties, the Outer Banks Home Owners Association began developing a more objective framework for evaluating property condition and long-term performance. What began in the Outer Banks has evolved into a broader vision: To create a trusted certification framework that rewards excellence, encourages responsible stewardship, and helps guests make more informed decisions.

Two Certifications. Two Different Purposes.
Condition Grade Certification focuses on the physical condition, maintenance, cleanliness, and overall guest experience of a property. Investment Grade Certification evaluates performance, operational efficiency, revenue durability, and long-term value. These certifications are assessed independently, providing greater transparency and ensuring that quality and financial performance are recognized separately, preserving the integrity of both standards.
